Industrial Facility Design for the PlyGem-Mitten at Great Plains, Calgary

Ply Gem Canada, a division of Cornerstone Building Brands, is a leading manufacturer of vinyl windows, doors, and exterior building products across North America. As part of their continued expansion, they developed a new 31,000+ square foot warehouse and manufacturing facility in southeast Calgary.

D.B.K. Engineering Ltd. was retained by CRESA to provide full mechanical, electrical, and plumbing (MEP) design services for the industrial facility design project. Our scope included complex system integration, such as a high-capacity dust collection system and a high-pressure compressed air network, key to Ply Gem’s specialized operations.


Key Design Features

🔹 High-Efficiency HVAC:
Gas-fired rooftop units with modulating heat and DX cooling, demand-control ventilation via CO₂ sensors, and radiant tube heating for large-volume zones.

🔹 Dust Collection & Compressed Air:
Custom integration of a large dust collection system and high-pressure compressed air infrastructure coordinated with structural and process layouts.

🔹 Energy-Efficient Electrical Design:
LED lighting with motion sensors and daylight harvesting, EV charger readiness, and fully compliant NECB 2017 Part 7 electrical systems.

🔹 Plumbing & Safety:
Freeze-protected water systems, CSA-compliant fire alarm and emergency lighting, and structured cabling for IT and life safety.


Code Compliance

The building design meets all prescriptive requirements of NECB 2017 Parts 5, 6, and 7, ensuring sustainable operation, energy efficiency, and long-term reliability.
