Building Fire Safety Strategy

Every project begins with a comprehensive fire safety strategy analysis in accordance with the NBC and Alberta Building Code. This covers occupancy objectives, means of egress, fire compartmentation, suppression philosophy, and alarm strategies — establishing the performance framework for all downstream fire protection specifications.

Standpipe & Fire Alarm Specifications

We prepare performance specifications for standpipe systems (locations, coverage, fire flow requirements) and fire alarm systems (detection interface, annunciation, monitoring, and notification appliance coverage). Both specifications define what the system must achieve — giving the trade contractor the flexibility to engineer an efficient, compliant solution.

Smoke Control Specifications

DBK prepares smoke control performance specifications covering fan sizing criteria, damper requirements, door pressurization, controls integration with the fire alarm panel, and monitoring and reporting requirements. We define performance outcomes including pressurization levels, exhaust rates, and system response times for AHJ review and approval.

Fire Pump System

Our fire pump performance specifications define required pump capacity and head criteria, pump types, suction and discharge arrangements, jockey pump requirements, manual pull station requirements, and testing and acceptance criteria — all in alignment with NFPA 20 and the project-specific water supply analysis.

Fire Department Connection & Parkade Life Safety

We specify FDC location, accessibility, Siamese or single-connection configuration, and clear access requirements. For parkades, we develop life safety specifications covering CO detection and zone mapping, ventilation fan control and staging, notification verification criteria, and emergency override system requirements.

Coordination & Integration

DBK coordinates the integrated life safety specification with all building disciplines — architectural, structural, mechanical, and electrical — to ensure constructability and eliminate conflicts. Our deliverables include constructability review notes, clash analysis findings, and fully coordinated documents issued for construction and AHJ submission.

A DBK performance specification package includes: zone analysis and fire safety strategy, system performance requirements, design criteria and clearances, AHJ requirements, system integration specifications, testing and commissioning criteria, documentation and submittal requirements, and a basis of design narrative.
